Canary Islands government to buy up and complete some partly built developments in order to provide affordable housing for those that need housing.

Renting a flat in Fuerteventura can be very difficult unless you have a high income due to the effects of the vacation rental prices inflating residential rental prices. The Canarian Government, has been in discussion with the Cabildo, with a plan to buy apartments on the island as residential housing. The plan being that no family will spend more than 25% of their income on rent.

The Cabildo of Fuerteventura has been working for several months along with the Ministry of Social Planning and Housing of the Government of the Canary Islands (Consejería de Políticas Sociales y Vivienda del Gobierno de Canarias) to achieve a solution to the lack of affordable residential housing in certain areas of the island. According to the president, Marcial Morales, the situation is due to several causes: on the one hand, "the greater demand for residential housing that is taking place due to economic growth and, on the other hand, the phenomenon of holiday rents, which takes out of the market a series of homes that were previously intended for residential use, which their owners now legitimately use as vacation rentals.

Added to the problem is that the demand for residential housing for workers in Fuerteventura is focussed in certain zones. “In Fuerteventura, the labour markets are far apart. We have isolated areas such as Morro Jable and Costa Calma in the south, Corralejo and El Cotillo in the north, and central areas such as Puerto del Rosario or Caleta de Fuste. The demand for residential housing for workers is concentrated only in certain areas of the island” explains Marcial Morales.

As a result of the collaboration with the Cabildo, the Ministry has been studying a series of possible measures to be taken to solve the residential problem. As a more immediate measure, the government is already considering the purchase of flats that are unfinished and unused, and therefore can quickly be put on the market for rental housing a s well as the potential construction of new housing in places close to areas where more employment is demanded.

Morales explains that other types of indirect measures, such as better regulation of holiday rental, are being discussed, so that the competition between residential and vacation homes is open and transparent: "These are examples of measures provided by the Government. In that direction in which we will continue working in coordination with the Government and the municipalities.

On the other hand, the Minister of Housing of the Cabildo of Fuerteventura, Rosa Delia Rodriguez, points out in this regard that "a larger stock of housing with public control is not just aimed directly at workers, but at all people who need it. There are measures needed that help to balance supply and demand ". In this sense, Rodríguez adds, the objective is "to establish a greater number of homes at prices affordable to families who work and need homes".
