Many people who come to Fuerteventura on holiday, are so impressed by the island, the way of life and the low cost of property on the island, that they go home having paid a deposit on a property. We know, we did!

Properties on Fuerteventura start in the region of £50 000 (€70 000) for a one bedroom apartment or bungalow on a complex with a shared pool. The charges involved in the purchase of the property add around 10% to the purchase price, so you will need to take this into account when deciding on your budget.

The costs of running a property are relatively cheap. Most properties are part of a community and the community will levy a charge to pay for the upkeep of the communal area and such things as maintaining the pool.

Where to Buy Property on Fuerteventura

Though Fuerteventura is the second largest Canary Island, it is still a relatively small place. Having said this, the location of a property has a major effect on the experience of living in it.

The property for sale in Caleta de Fuste ranges from studio apartments up to luxurious villas on the two golf courses.

The facilities that go hand in hand with a typical holiday resort can be found in Corralejo and Caleta de Fuste, and public transport from the major towns to and from Puerto del Rosario, the island's capital are cheap and efficient. The capital itself remains very much the same as it has for many years, and there is not a large ex pat community there.

Properties inland tend to be more spacious, and again there is less of a foreign community there, though several areas, around Antigua and Lajares for example, do have a fair number of residents from mainland Europe. You may see real estate referred to as a Finca or Finca rustica. The former translates to farm and the latter a plot of land.

Spanish is the first language on the island, and the second language depends on where you are. In terms of tourism the north of the island is mainly English speaking and in the south the majority of tourists are German, and this means that the second language there is German.

Fuerteventura Real Estate

There are many estate agents on Fuerteventura, and besides selling houses, villas and apartments that have been completed, they offer a selection of other real estate such as off plan developments and land for sale.

Real estate investments that are off plan involve purchasing a property that only exists in the plans to build it. At this stage the property should be available to purchase at a discount on the expected sale price for the completed property.

Furnishing and Fitting Out

The price of a new property in Spain will often not include a kitchen, and of course it will need furnishing.
